This particular project saw me working on a rental property for a landlord who was looking to renovate the small apartment with the intention of gaining higher rental income. As you can see from the before photos, the apartment had seen better days. It was old fashioned and the bathroom was quite unpleasant. My client wanted to re-do the kitchen and bathroom, as well as updating flooring and paint throughout the apartment. Storage within this apartment was an issue as it had no storage space whatsoever. I worked closely with my builder to ensure we delivered a solution within budget.
We ripped out the dated kitchen and replaced it with cabinetry that made use of the entire kitchen space, installed new modern appliances and lighting was updated; giving the room a new lease of life. The old carpet was removed and a new LVT floor with a white washed wood effect was laid throughout the apartment, providing a much more suitable floor for a rental property. The artex ceiling in the living room and bedroom was plastered and the entire apartment was painted, including the doors and woodwork. In the bedroom we also added a large built-in wardrobe with mirror panel doors providing more storage.
The biggest transformation of this project was the bathroom which originally resembled a public restroom with a blue vinyl wet room floor and moldy tiles. The whole bathroom was taken out and replaced with updated plumbing, tiles, flooring, shower sink and toilet. The bathroom now looks brighter, more airy and most importantly clean!
The apartment was lightly furnished as requested by the landlord, with simple white and grey furniture and textiles, giving it an inviting Scandinavian style. After speaking to the landlord after the property was completed, I was pleased to hear the apartment was rented very quickly and that he was able to dramatically increase his rental income.
